Buy-side car wash acquisition advisory

We source car wash acquisition opportunities, build institutional-quality investment memorandums, and quarterback diligence from LOI through close. We work with individual investors, multi-site operators, and capital partners.

Express tunnel with pay lanes and covered vacuum rows.

What you get

  • $300M+ in closed transactions across our team's careers.
  • Investment memos written for an investment committee.
  • 6-number underwriting framework. Applied to every target.
  • On and off-market deal sourcing through our broker and operator network.
  • Diligence quarterbacked. Financial, operational, real estate, equipment.

How we do it

  1. Acquisition criteria and screening

We work with you to define what fits your portfolio. Site size, geography, EBITDA range, real estate structure, growth profile. Every target screens against your criteria before we build a memo.

  2. Underwriting

6-number framework: revenue quality, EBITDA quality, membership penetration and churn, trailing capex, working capital, real estate. We tell you what the numbers actually say, not what the seller's broker claims.

  3. Investment memo

Standard structure: deal summary, property and operations overview, trade area analysis, financials normalized, valuation, risk factors, diligence checklist, recommended bid range.

  4. LOI through close

We coordinate the diligence team, accounting, legal, environmental, equipment inspection. We catch the structural costs sellers bury before you sign the APA.

  5. Post-close transition

90-day operating support if you need it. Equipment commissioning gaps, POS migration, crew transition, membership program continuity.

Deliverables

  • Target list aligned to criteria
  • Investment memorandum per target
  • Normalized financials and 5-year pro forma
  • Comparable transaction analysis
  • Diligence checklist and risk register
  • Recommended bid range and structure options
  • Post-LOI diligence coordination

Questions

Do you represent buyers, sellers, or both?

Wash Launch Group works for buyers on sourcing, underwriting and diligence. Listing and buyer representation engagements run through Matthews. If you are selling a car wash, see the Brokerage page.

What deal size do you work on?

Single-site acquisitions from $3M up through multi-site portfolio transactions $50M+. Most of our work falls in the $5M to $30M range.

How do you get paid?

Fee structures vary by engagement. We discuss structure on the first call.

How is your underwriting different from a broker's marketing book?

Brokers underwrite to sell. We underwrite to operate. Our memos include the costs buyers will actually incur, the capex sellers suppressed, and the trade area risks the broker book doesn't mention. See our acquisition framework article.

Do you bring capital?

We don't lend or invest by default. We have relationships across SBA lenders, regional banks, family offices, and private equity capital sources who actively fund car wash transactions. We can introduce.

Do you handle car wash acquisitions or just development?

Both. Buy-side acquisitions are a primary practice area. We have closed $300M+ in transactions across our team's careers.
